About the role

We are seeking an experienced and technically strong Senior Facilities Manager to take responsibility for the technical and operational management of a retail shopping centre.

This is a hands-on role requiring strong practical knowledge of building services and infrastructure, including electrical systems, HVAC, water reticulation, cooling plants, solar and energy systems, planned maintenance, utilities and contractor management.

The successful candidate will be responsible for ensuring that building systems operate reliably and efficiently, that preventative maintenance and Capex programmes are delivered, that service providers perform against contract, and that the centre remains compliant with all relevant health, safety and statutory requirements.

Strong retail shopping centre experience and the ability to identify, diagnose and resolve technical building issues are essential.

What you will bring

Inherent requirements

  • A relevant diploma or degree in Mechanical Engineering, Electrical Engineering, Facilities Management, Building Services or a related technical discipline.

  • At least 5 years' relevant facilities management experience, preferably within a large or complex retail shopping centre environment.

  • Proven shopping centre facilities management experience.

  • Strong technical knowledge of commercial building systems.

  • Practical experience managing contractors, planned maintenance and technical projects.

  • Excellent verbal and written communication skills.

Strong technical knowledge is required in areas including:

  • Electrical distribution and building electrical systems.

  • HVAC systems and air-conditioning plant.

  • Chillers, cooling towers and water-cooling systems.

  • Water reticulation, pumps, tanks and associated infrastructure.

  • Solar PV and other energy-management systems.

  • Generators, UPS systems and backup power.

  • Building Management Systems and technical monitoring systems.

  • Fire detection and fire-protection systems.

  • Planned and preventative maintenance.

  • Building fabric and general infrastructure.

  • Tenant installations and technical fit-outs.

  • Utilities management and energy-efficiency initiatives.

Additional demonstrable requirements

  • Experience developing and managing facilities budgets and forecasts.

  • Experience managing Capex projects from scope through to completion.

  • Strong understanding of contractor and SLA management.

  • Ability to interpret technical reports, drawings, specifications and maintenance information.

  • Working knowledge of Occupational Health and Safety legislation and statutory compliance requirements.

  • Experience conducting technical inspections and identifying operational risk.

  • Strong problem-solving and fault-finding ability.

  • Experience monitoring electricity and water consumption and implementing cost-saving initiatives.

  • Strong administration, reporting and record-keeping skills.

  • Ability to manage multiple priorities in a fast-paced retail environment.

What you will be doing

You will be responsible for the technical and operational performance of the centre, including:

  • Managing all building services, technical systems and facilities-related activities.

  • Conducting regular inspections of plant, equipment and building infrastructure.

  • Ensuring that planned and preventative maintenance is completed in accordance with approved schedules.

  • Monitoring the condition and performance of electrical, mechanical, HVAC, water and other critical building systems.

  • Managing service providers and contractors against agreed contracts and SLAs.

  • Identifying technical risks and ensuring corrective action is implemented.

  • Managing tenant installations and ensuring technical compliance with centre requirements.

  • Preparing and managing facilities budgets and forecasts.

  • Planning and executing approved Capex projects.

  • Monitoring project cost, quality and delivery against agreed timelines.

  • Conducting annual risk inspections and ensuring identified risks are addressed.

  • Ensuring compliance with Occupational Health and Safety requirements and other relevant legislation.

  • Managing statutory inspections, certificates and compliance records.

  • Monitoring electricity consumption and implementing energy-saving initiatives.

  • Monitoring water consumption and identifying opportunities to reduce usage and losses.

  • Supporting solar, energy-efficiency and sustainability initiatives.

  • Ensuring critical equipment and plant remain reliable and properly maintained.

  • Responding to technical incidents and coordinating appropriate corrective action.

  • Maintaining accurate technical records, maintenance documentation and compliance information.

  • Providing timely and professional responses to internal and external clients.
