Properties Manager Permanent Location – Cape Town Job Description We are currently seeking an experienced Properties Manager with strong retail exposure to join our Properties Department at the companies Head OƯice in Cape Town. The role focuses on identifying new retail sites and expansion opportunities for Company Group brands in South Africa and neighbouring countries. Key Responsibilities Negotiate on behalf of the Company Group to secure the best location in a mall, new retail development, or town for all Company Group brands Collaborate with various teams to obtain inputs and feedback on new store proposals Prepare feasibility studies relating to store viability, including profiling each store to determine market opportunity and appropriate merchandise mix Negotiate terms and conditions of new store and oƯice Heads of Agreement and leases Ensure timely renewal of existing leases Ensure compliance with agreed lease terms Facilitate resolution of store maintenance issues Assist with resolving landlord account and lease queries Qualifications and Experience A tertiary qualification is preferred but not essential (e.g. Financial, Legal, Property Management or related field) Experience \/ Knowledge Minimum of 10 years’ experience in: o Property development (retail development preferred), or o Retail property management Competencies Strong negotiation skills Proven ability to work eƯectively under pressure Good written and verbal communication skills High attention to detail Ability to understand and negotiate lease terms and agreements Solution-oriented approach Resourceful with the ability to work independently Excellent time management and prioritisation skills Self-disciplined and self-motivated Strong numerical ability and understanding of retail property principles and feasibility analysis Computer literate
