About the Role Our client, a prominent player in the property sector, is seeking a commercially astute Project Manager to lead the full lifecycle of residential development projects. This role oversees everything from initial land acquisition and feasibility assessments through to construction and final handover. The successful candidate will play a pivotal role in driving project profitability, managing multidisciplinary teams, and ensuring the delivery of high-quality residential developments. Key Responsibilities Project Development & Delivery: Lead residential projects from inception to completion, managing execution plans, budgets, risk registers, and multidisciplinary professional teams. Quantity Surveying & Cost Management: Prepare development budgets, conduct cost planning, manage cash flow forecasts, and identify cost-saving opportunities throughout the project lifecycle. Procurement & Tender Management: Oversee tender strategies, manage consultant and contractor appointments, evaluate submissions, and negotiate commercial terms. Contract Administration: Administer building contracts, certify payment applications, manage variation orders, and ensure all contractual obligations are met. Acquisitions & Feasibility: Identify land opportunities, coordinate due diligence investigations, and prepare complex financial feasibility models (ROI, IRR, and profitability analysis). Stakeholder Engagement: Liaise with local authorities, government bodies, and service providers regarding development approvals and infrastructure assessments. Reporting & Controls: Prepare monthly financial and commercial reports, implement project governance frameworks, and drive value engineering initiatives. Requirements Education: A Bachelor's Degree in Construction Management, Quantity Surveying, Civil Engineering, or Property Development. Postgraduate Qualification: A postgraduate degree in Property Development or Real Estate is highly preferred. Experience: 3-5 years of experience in residential property development and project management. Technical Expertise: Proven experience in managing multi-unit residential developments, land acquisition, due diligence, and feasibility modelling. Regulatory Knowledge: Deep understanding of South African planning, development, and construction regulations. Leadership: Demonstrated ability to manage professional consultant teams and contractors across multiple concurrent projects.
