SUMMARY:
Hotel based in Johannesburg is looking for a Facilities Manager.
The Facilities Manager leads the full facilities operation, including preventative maintenance and building systems, security, pool and grounds issues, while managing the maintenance team.
This includes budgeting and contractor management, ensuring compliance with health, safety and OHS regulations, and balancing body corporate/sectional-title requirements where applicable.
POSITION INFO:
Duties: Run regular checks and service routines for vital systems like HVAC (heating, ventilation, and air conditioning), plumbing, electrical networks, and elevators. Plan and execute schedules to prevent equipment breakdowns and lower repair costs. Fix daily issues such as broken tiles, leaking pipes, faulty lighting, and pool pumps. Safety and Compliance: Ensure the property meets local building codes, fire safety rules, and OHS (Occupational Health and Safety) laws. Build and maintain safety plans for power outages, fires, or medical crises. Check public areas, guest rooms, and back-of-house spaces to find and clear hazards. Team and Contractor Management: Train, supervise, and schedule internal maintenance and janitorial workers. Hire and manage external contractors and specialized service providers for large projects or renovations. Partner with housekeeping and front desk teams to resolve guest maintenance requests quickly. Budget and Administration: Track department costs, manage spare parts inventory, and help plan budgets. Find ways to save energy and lower utility costs across the property. Gather quotes from suppliers and handle service contracts Requirements: Matric At least 5+ years Facilities Management experience, including budgeting and contractor management Strong all-round Facilities experience (Electrical, Plumbing, Carpentry, Generator, Electrical & Water Meters etc.) Previous Body Corporate Facilities Management experience advantageous Knowledge on Health and Safety Management Hands-on Problem-Solving approach and the ability to remain calm under pressure Ability to work as part of a team, as well as independently Effective communication with members of staff as well as Guests of the Hotel Honest and trustworthy beyond approach Great attention to detail Presentable and well spoken Team Player who leads by example Proactive in approach Interpersonal skills Leadership skills Ability to run with multiple tasks\/jobs at once
